2. DATA COLLECTED AND THEIR PURPOSE

2.1 Real Estate Services and Property Management

  • Identification: First name, last name, date of birth, nationality, copy of identification document (ID or Passport).

  • Contact: Residential address, phone number, email address.

  • Property data: Ownership certificate (kartonela), location maps, survey plans, negative/positive certificates from ASHK.

  • Financial data: Bank account numbers, source of income certificates (for AML purposes), and data on property tax obligations.

2.2 Business Formation Services (Company Registration)

  • Shareholder/Administrator Data: Identity, address, existing NIPTs, and data on the Beneficial Owner (according to the requirements of the National Business Center – QKB).

  • Legal Documentation: Special powers of attorney, notarial declarations and founding acts.

2.3 Automatic Collection (Website)

  • IP address, browser type and data on navigation on our website to improve property search through “Cookies”.

3. LEGAL BASIS FOR PROCESSING

We process your data only on the basis of:

  1. Contract Fulfillment: To execute sales, rentals or business registrations.

  2. Legal Obligation: To report to the General Directorate of Taxes, QKB, or the State Cadastre Agency (ASHK).

  3. Legitimate Interest: To protect our legal rights in case of disputes.

  4. Consent: For sending new offers or listing your property on our marketing platforms.

4. SHARING DATA WITH THIRD PARTIES

Your data is not sold or rented. It may only be disclosed to authorized entities:

  • State Institutions: QKB, ASHK, Tax Directorate and Financial Intelligence Agency.

  • Authorized Professionals: Notaries (for contract execution), lawyers, accountants and licensed property appraisers.

  • Financial Institutions: Banks for transaction processing.

  • Partners: Property listing platforms (only property data, not sensitive personal data, without your consent).

5. DATA RETENTION PERIOD

We retain your data in accordance with legal deadlines in Albania:

  • Property Transaction Documentation: 10 years (according to the Civil Code).

  • AML/KYC Documentation: 5 years from the closure of the business relationship.

  • Business Registrations: Throughout the lifetime of the entity plus 10 years after deregistration.

  • Marketing Data: 2 years or until withdrawal of consent by you.

6. DATA SECURITY

  • Physical Security: Original documents (property titles, powers of attorney) are stored in protected archives with restricted access.
