CONSUL INTERNATIONAL 1991

These Terms and Conditions (“Agreement”) govern the relationship between CONSUL INTERNATIONAL 1991 (NIPT: M61319502J), addressed at Taulantia Street, Durres (“Company”) and any natural or legal person (“Client”) who uses our services or our website https://consul.al .

1. DESCRIPTION OF SERVICES

Consul International 1991 offers professional services in the following fields:

  • Real Estate Brokerage: Buying, selling, leasing and property search.

  • Property Management: Technical, financial and legal administration of real estate.

  • Business Formation: Company registration with the National Business Center (NBC), NIPT applications and corporate consultancy.

2. REAL ESTATE BROKERAGE

2.1. Representation Mandate: The Client authorizes the Company to seek buyers/tenants or to find properties according to request. 2.2. Commissions: Brokerage fees are determined in the individual cooperation contract. Unless specified otherwise, the commission is paid at the moment of signing the sale or lease contract between the parties. 2.3. Accuracy of Information: The Client (Seller/Lessor) guarantees that the information about the property is accurate and that they hold regular ownership titles.

3. PROPERTY MANAGEMENT

3.1. The Company undertakes the administration of the property according to the agreed package (maintenance, rent collection, bill payments). 3.2. The Company is not liable for property damage caused by force majeure or by tenant misuse that exceeds reasonable administrative supervision.

4. BUSINESS FORMATION AND CONSULTANCY

4.1. Client Obligations: The Client is responsible for the authenticity of all submitted documents (ID, address certificates, etc.). 4.2. Deadlines: The Company undertakes to carry out applications with the NBC or tax authorities within legal deadlines, but is not responsible for delays arising from government systems or additional institutional requirements.

5. FEES AND PAYMENTS

5.1. All fees are expressed in Euro or Lek and are paid according to invoice terms. 5.2. Payment delays may result in service suspension or the application of late interest according to current Albanian legislation.

6. CONFIDENTIALITY AND ANTI-MONEY LAUNDERING (AML)

6.1. The Company maintains the confidentiality of all Client business information. 6.2. In accordance with Law No. 112/2018, the Company has the legal obligation to verify the source of funds and the identity of beneficial owners. The Client agrees to submit the necessary documentation for the procedures KYC (Know Your Customer).

7. LIMITATION OF LIABILITY

7.1. Consul International 1991 acts as a broker and consultant. We are not parties to the final sale or lease contracts between our Clients and third parties. 7.2. We are not liable for the Client’s investment decisions or for the financial performance of formed businesses.

8. CANCELLATION AND TERMINATION

8.1. Each party may terminate the cooperation with prior written notice (email or letter), according to the deadlines specified in the specific contract. 8.2. In case of cancellation of a transaction after finding the other party by the Company, administrative fees may apply for the work performed up to that point.

9. GOVERNING LAW AND JURISDICTION

9.1. These Terms and Conditions are governed by the laws of the Republic of Albania. 9.2. For any dispute not resolved by mutual understanding, competent will be Durres Judicial District Court.

10. CHANGES TO TERMS

The Company reserves the right to change these Terms at any time. Changes will be made public on our website and will come into effect immediately after publication.
